Growing Attendance At The SWW Fair And Other Signature Events: The SWW Fair has seen growing attendance levels since COVID and attracted over 88,000 people in 2024. It will be important to continue to reinvest in facility assets moving forward to retain and continue the growth trajectory. Strong/Growing Population Base In Lewis County: The Lewis County market has seen consistent population growth in recent years, exceeding the national average. Investment in the SWW Fairgrounds presents opportunities both to enhance quality-of-life for new and existing residents and to ensure the long-term viability of the Fairgrounds. Lewis County Market Is Well-Positioned Geographically: Located near the center point of Seattle and Portland along Interstate 5, the Lewis County market is accessible by a significant base of population west of the Cascade Mountains in both Washington and Oregon. Lack Of Equestrian Arena Covering/Enclosure Deters Year-Round Events: The lack of either a covered or fully enclosed equestrian arena has been noted by both local stakeholders and outside user groups as a deterrent to attracting new events to the SWW Fairgrounds. Potential Opportunity To Grow Existing Event Activity: An enclosed or covered arena could have positive effects on existing events such as the rodeo, Mexican rodeo, dog shows and other activities to grow their presence at the SWW Fairgrounds. Mitigation Of Flooring Issues: Careful planning will be necessary to ensure sustainability of any potential future investment in event facilities at the SWW Fairgrounds based on its location in the floodplain and floodway. SW Washington Equine Center — Summer 2025 02 Market Analysis Current & Past User Survey Survey Response – CSL sent an online survey to 46 current and past users of the SWW Fairgrounds. A total of 22 organizations/individual renters and event organizers responded, providing feedback on their use of the grounds and perceived opportunities for improvement at the SWW Fairgrounds. Strengths Of The SWW Fairgrounds – Users mentioned the SWW Fairgrounds’ convenient location near I-5, a variety of flexible indoor and outdoor spaces, particularly the Blue Pavilion, and a helpful, responsive staff as key strengths. They also noted recent improvements in cleanliness and general maintenance. Challenges With Hosting At The SWW Fairgrounds – Noted challenges of hosting events at the SWW Fairgrounds included the need for facility updates, improved ADA accessibility, consideration of dynamic pricing models to better accommodate nonprofit groups, improved vendor set-up space and more open space for event flow and/or casual gathering spaces. Likelihood Of Future Use And Event Growth At The SWW Fairgrounds – Respondents were asked about the likelihood of utilizing the SWW Fairgrounds if improvements were made and compared to their response on their projected usage if no improvements were made. They were also asked about the potential to grow their events if facilities at the SWW Fairgrounds were expanded and/or otherwise enhanced. Their responses are summarized below: What Improvements Need To Be Addressed - Interior/exterior paint and repairs, fixing potholes and improving parking access. Adding event space similar to the Blue Pavilion. More livestock pens. Improved drainage. Better water access for food vendors. Improved FF&E offerings. Structural upgrades to stages, grandstands, and sound systems. CSL compiled a contact list of 110 livestock/equestrian organizations and conducted outreach 5+ times to each organization. This effort resulted in 15 interviews, yielding a 14 percent response rate, which is relatively low compared to similar survey outreach processes we have completed in other markets. Main Ring Size And Constitution – Interviewed equestrian/livestock event organizers with a potential interest in the SWW Fairgrounds indicated a need for a covered 150’ x 300’ (approximately 45,000 square feet) of dirt-floor competition space. Seating Requirements – Significant seating levels would not be required to accommodate this incremental event activity. Warm-Up Space – Respondents indicated a need for a secondary ring (preferably covered) with similar dimensions to the primary show ring; proximate or directly connected to the primary arena and stalling facilities. Stall Barn Capacity – Respondents generally require a minimum of 100 stalls, with the majority of respondents requiring access to 200 stalls. RV Hook-Up Capacity – Event attendees requiring RV hook-ups generally prefer at least one RV lot be located proximate to the event and/or stalling facilities at the event venue. Respondents indicating a potential interest in utilizing SWW Fairgrounds facilities generally indicated a need for a maximum of 100 to 150 RV hook-ups, with the majority of events being able to be accommodated with 50 to 75 RV hook-ups proximate to the arena/stall barns. Attendance Impacts – Smaller regional equestrian events can attract up to 100 participants and limited spectators. Larger shows bring 300 to 500 attendees. Respondents generally would host two- or three-day events at the SWW Fairgrounds.
